General Application Information
Black Hills Area Habitat for Humanity is a Christian home building ministry that uses volunteer labor to build homes for families in need. Our purpose is to build houses for those living in substandard housing and then sell the houses at no profit and no or low interest to qualified families.
Please read the following items to see if you meet our general guidelines.
Qualification Requirements

You must be living in inadequate housing. For example: poor heating, leaks in the roof, overcrowding (three to a bedroom), unsafe or unsanitary conditions.
- Your income must fall within the specified income guidelines for your county.
- You must be ineligible for conventional financing. A letter of denial from a bank or mortgage company stating you do not qualify for a conventional loan must be included with your application.

You need to have enough income to afford the mortgage payment (approximately $350.00 to $700.00 per month) plus utilities.

You must be willing to partner with us in the building process. Our “sweat equity” requirement is 250 hours per adult member of the household. If you are physically unable to build, other forms of work may be available to meet the required hours.

You will be required to complete two classes: Make Your Move with Consumer Credit Counseling Services and Life, Inc. by Love, Inc.

If you are approved for a Habitat home, you will need $500.00 for the down payment, $400.00 to $700.00 for one year’s homeowners insurance, about $200.00 for utility hook-ups, and about $400.00 for closing costs. The total is approximately $1500.00 to $1800.00.
If you believe you can meet the above guidelines, please attend the next Informational Meeting where you will be given information to help decide if you should apply for a Habitat home. All information is confidential and used only for family selection. The application determination process takes up to three months.
